TUV Hotel (Iranzamin)

This project is located on a land plot with a total area of 5,500 m2 in District 2, in northwest of Tehran. The land plot has a rectangular for stretching from east to west. The east-west slope of the land plot has resulted in a height difference of 18m at the two ends of the project.
In design of this project, 15 basement floors are allocated to parking and utility-service areas, ground floor to the 6th floor contains commercial, office, and sports-recreational areas and restaurant, 7th – 24th floor include hotel guestrooms, 24th and 25th floors are allocated to restaurant and truss, and 27th to 40th floor include service apartments.

This project is located in Anzali Free Zone along the Caspian Sea coastline. The project consists of a five-star hotel with a total built area of 31,500 sqm developed on a 7500sqm land plot. Considering the geographical location of the project, climatic principles were taken into consideration and after analysis of different concepts, the project form was conceptualized with an inspiration from waves of the sea.

The project, with a total built area of 230,000 sqm is located in an upscale business area of Tehran and consists of four main occupancies including parking, retail areas and office towers. Ten basement floors are allocated to car park and MEP installations, Retail area and office lobby. A Three-level podium in addition to two mezzanine floors are allocated to retail areas. Three floors are allocated to public areas of the Office, restaurants, health club, meeting rooms and Vip lounge. Two towers are allocated to office areas. Considering location of the project in central Tehran and limited area of the project site.

Marina Residential Complex, with a total built area of 10,000 sqm is designed for development on a 1,400-sqm land plot located in Anzali Free Zone of Gilan Province. High-rise and transparent towers, balconies with unlimited view to the surrounding landscape, sea view, and coherent outward movement of the spaces are the most important features of Marina Residential Complex.
The building appears in an attractive form, which is designed to overcome the constraints imposed by the project site. Making maximum use of sunlight in interior spaces and necessity of limiting radiations on the east and west wings, which contain the largest walls, made it inevitable to divide the land plot into two parts.
Marina Residential Complex is an interactive project. Facilities like gym, swimming pool, and sauna in the first mezzanine floor; multipurpose ballroom in the first floor and roof gardens at the 10th and 13th floors are the exclusive features of this building.


پروژه مسکونی مارینا با مساحت کل 10000 مترمربع برای احداث در قطعه زمینی به مساحت 1400 مترمربع در منطقه آزاد انزلی طراحی شده است. برج‌های مرتفع و شفاف رو به آسمان، تراس‌هایی مشرف به طبیعت نامحدود، دید و منظر دریا و حرکت یکنواخت درون به بیرون، تنها بخشی از ویژگی‌‌هایی است که مجتمع مسکونی مارینا با آن شناخته می‌شود.
فرم فعلی بنا، اگرچه جذاب اما ناشی از محدودیت‌هایی است که بستر قرارگیری پروژه به طراحی تحمیل نمود. تامین بیشترین میزان نور طبیعی در فضای داخلی از یک سو و ضرورت محدود نمودن ورود تابش از دو جبهه شرقی و غربی با بیشترین سطح دیوار از سوی دیگر، تقسیم زمین بر دو بخش را اجتناب ناپذیر نمود.
مجتمع مسکونی مارینا، پروژه ای تعاملی شناخته می‌شود. اقداماتی از قبیل، اختصاص نیم طبقه اول به سالن ورزش، استخر، سونای تر و سونای خشک، اختصاص طبقه اول به سالن اجتماعات چندمنظوره برای برگزاری مراسم و تبدیل بام طبقات 10 و 13 به روف گاردن عمومی با امکاناتی چون استخر، جکوزی، پنتری و آلاچیق برای استفاده عموم ساکنین، از جذابیت‌های این مجتمع مسکونی محسوب می‌شود.
